Your property works for you. Not the other way round.
Check the tenant by phone number before you hand over the keys. Rent arrives on its own, with a reference code. Documents are generated. Repairs are handled with quotes from handymen. You get notifications — and that’s it.
Sound familiar?
An applicant for your property — but will they pay?
One viewing, a good first impression and crossed fingers. You find out what kind of tenant they are only when they stop paying.
Check them by phone number before the viewing: how many tenancies they have had, how long they stayed and what previous landlords say. The most reliable reference — in seconds.
It’s the 5th and the rent hasn’t arrived
You scan the bank statement, wonder which transfer is for which month, type an awkward “Hi, about the rent…” message and wait.
The charge is created automatically on the 1st of every month. The tenant gets a reminder, pays with a unique code and uploads a photo of the transfer — the code is read automatically. You see “€500 received”.
Your accountant wants invoices
At the end of the year you dig through emails and scraps of paper, piece together what was paid in which month and type invoices by hand in Word.
Livupp issues invoices under Art. 114 of the VAT Act with independent numbering, plus receipts and contracts — all as PDF, sorted by property and month.
The tenant moves out and the deposit dispute begins
“That scratch was already there.” You have no evidence, so you return the deposit and swallow the damage.
At move-in you signed a protocol with photos of every room. At move-out you compare — facts decide, not memories.

The questions everyone asks
Does my tenant need to be “tech-savvy”?
No. They log in with just their phone number — an SMS code only on first login, no passwords or registration. They see what they owe, pay by bank transfer with the reference code and upload a photo. That’s all.
What happens if the tenant does not pay on time?
The charge becomes overdue and is highlighted in red on your dashboard. The tenant receives reminders, and you can generate a notice as a PDF with one tap.
Can I use my own handymen?
Yes. Add them as trusted handymen and they work commission-free. For new jobs you collect quotes from handymen on the platform: the price is recorded in black and white, and the work is accepted with double confirmation — by you and by the tenant.
